Facility Maintenance Tip: HVAC Preventable Maintenance

Proper facility HVAC maintenance is crucial in extending the life of your heating and air conditioning system.

Facility HVAC maintenance is a crucial part of keeping your building running at its peak. Thankfully, you don't have to spend a lot of money to have a more energy-efficient heating and air conditioning system. There are a number of things you can do to extend the life of your heating and air conditioning units.

1. Wash your home condenser unit at least two times during the summer. To do so, turn off the power using the wall switch. Then wash the coil from the inside out. You don’t need to remove the top of the unit or any other covers; simply spray the inside of the coil surface with the garden hose until the water comes out nice and clean. This will make your A/C unit last longer and work less to save energy and money.

2. Have your furnace checked during the summer months. This will give you an advantage in purchasing replacement parts at lower prices. If you wait until fall, not only will contractors be booked up, but you won’t have time to shop around for the best price.

3. If you have a thermostat containing mercury, remove and replace it with a mercury-free version that allows you to set programs. This will enable you to use less energy when are away at work or out of town. You can recycle your old thermostat at the store where you purchased it.

With these simple procedures, you can have your home or commercial building's HVAC system working well for years to come.
