Colliers International Completes Expansion and Renewal for 211,105 Square Feet at One Southwest Crossing in Eden Prairie

November 03, 2011

Colliers International | Minneapolis St. Paul recently completed a long-term lease renewal and expansion for a total of 211,105 square feet at One Southwest Crossing, located at 11095 Viking Drive in Eden Prairie, MN.

CIGNA Behavioral Health, Inc., a global health service company, is currently operating in the building and has signed a long-term lease to renew their existing 177,058-square-foot space and to expand into a total of 211,105 square feet. One Southwest Crossing is a Class A office building situated on eight acres across from Lake Smetana. The heart of the property contains a 16,850-square-foot garden atrium and 24-hour security guard station. Other amenities include a cafeteria/deli, fitness center, conference rooms, tenant-accessed balconies, walking path and on-site management and engineering staff.

Welsh’s real estate management division, also operating as Colliers International | Minneapolis-St. Paul, manages One Southwest Crossing and received the 2011 Outstanding Building of the Year (TOBY) Award from the Building Owners and Managers Association (BOMA) of Greater Minneapolis for the management of the building. Welsh Construction has also been awarded a contract to expand the existing parking ramp by 200 spaces, with completion scheduled for October 2012.

“We are very pleased that CIGNA has signed a lease renewal and expansion at One Southwest Crossing.  This is a great result for building ownership as well as a positive sign for the southwest office market,” says Mike Gelfman, vice president of office leasing.

“It was a creative, long-term deal that had many moving parts. We are pleased that we were able to accommodate Cigna’s significant growth and keep them in One Southwest Crossing,” says Kevin O’Neill, senior vice president of office leasing.
