| Position: Research Intern Location: Corporate Office Hours: 8:00 - 5:00 Position and Skills: Summary: Primary function is to conduct research within the commercial real estate industry and assist in the collection and preparation of data for use by other departments and in our internally produced market reports. Additional functions include creation and maintenance of mapping databases and production of publication quality maps. Duties and Responsibilities: Assist in the collection of data and maintenance of property databases. Assist in the creation and maintenance of spatial databases. Conduct research via on-line services and the Internet to obtain information on ownership, tax records, plat maps, sale data, etc. Create publication quality maps using GIS to manipulate spatial databases collected from various sources in addition to those created in-house. Create maps and demographic reports using on-line services to gather information. Collect and compile mailing lists from on-line sources. Coordinate and respond to internal and external customer needs by prioritizing deadlines and meeting the needs of customers. Additional miscellaneous research tasks and requests which change on an almost daily basis. Education/Experience: Currently enrolled in or recently graduated from a post-secondary institution with a major or degree in or related to commercial real estate, database creation or manipulation, or GIS/mapping. The candidate would preferably have experience with ESRI ArcMap, MapInfo, Microsoft Office Software, government websites and have some proficiency with the Internet and Google. This role works with highly confidential documents and must maintain the highest level of ethics and confidentiality on client and business issues. Candidate must be able to work under limited supervision and be able to prioritize assignments and meet stated deadlines. Responsibilities include calendar management, scheduling appointments, coordinating travel arrangements (air, car, hotel), balancing checkbooks, coding and paying invoices, expense reports, renewing memberships, subscriptions and licenses, planning company events, planning YPO events, taking meeting minute notes at Board meetings, scanning, filing, filtering emails, sorting and filtering mail, coordinating conference rooms for meetings (ordering food, beverage, preparing other information), document and presentation prep, office management support such as vendor relations, contracts, coordinating office machines, equipment and office supplies, vendor issues, billing and invoicing. The ideal candidate would have 5-7 years experience managing commercial industrial, office and retail properties. Job duties include, but are not limited to: Daily operations of Real Estate portfolio comprised of office, industrial, or retail. Prompt tenant service call resolution. Optimum tenant relations. Oral and written correspondence with tenants, service providers, and owners. Property profitability and expense control. Responsible for completion of annual and future year budget preparation and re-forecasting. Budget management. Secure contracts with service providers. Lease administration. Rent collections. Preparation and timely distribution of operating and financial reports. Assist Asset Manager with property value (NOI and discounted cash flow) analyses. Oversee capital improvement projects.
